The project’s site required extensive pre-development work to remove a 7-acre easement and site constraints, as the site was a former rock quarry. The entitlement process included coordinating with the City of Dallas and neighboring landowners to relocate utilities, adjust access points, and optimize the land plan to maximize density while maintaining a pedestrian-friendly layout.
Trumont acquired the site in 2021 and vertical construction began in early 2022, during a period of elevated and volatile construction costs. Despite this environment, the project was delivered $3.1 million under budget through disciplined cost control, proactive procurement strategies, and efficient execution – while simultaneously enhancing the project with upgrades such as private yards and other resident-focused improvements. Today, Park Hill is stabilized and is exceeding pro forma estimates.
